Can anyone suggest any off-post areas near FT Carson (2 elementary school kids and 2 at home with the wife)? How is on-post housing?

I live in fountain in the heritage subdivision. Its super quiet and full of military. My commander and at least 4 other NCO's in my company live in this neighborhood. The school district is Fountain-Fort Carson so all the schools are relatively new except for the off post middle school. Plus it only takes me 10 minutes to get to work. Obviously briargate and Air Force academy are better but you will have to seriously budget your money if you live there. If you want to live on post I suggest applying for housing on Peterson AFB.

Briargate is a nice area but, but our BAH rates do not cover the normal rent for a house up there. I was stationed there for 5 years, The housing market has higher now, i lived in Lorsan ranch.

post is really nice, being a grunt in an armor brigade, you are going to be in the field a lot in some Bradley's , preparing for a rotation somewhere, i was not 3rd brgde, but if you got Bradley's and tanks expect gunnery and field time

Briargate community across from the Air Force Academy, is one of the best school districts in the area, house prices vary, or you could rent. Susan Koutantos, was my real estate agent, she was awesome, she first help me and my family find a place to rent, (no fee) and than helped us find a property that met all of our requirements, you could email her at [login to see] another awesome school district is Cheyenne School district north west of Fort Carson. Good luck to you and your family, and enjoy the Mountain Post!

Not to my knowledge, but you should always ask the real estate agent who helps you... or your platoon sgt / 1SG, i am sure they will be happy to help you, plus you will have an assigned unit sponsor
