I purchased my house September 2018 and used my VA Loan.
I urge anyone that is pursuing a VA Loan to properly budget. They approved me for over $300k and there was no possible way I could afford that. Bought my house for a little over $100k.

News flash: Almost every single reputable lender works with VA loans. ALL of the bigger companies work with them regularly and will know how to help you out. All a VA loan does is giarantee the payment to the lender which helps you avoid that big down payment. It does NOT help youvget a better rate or a better loan. Shop banks. Shop them HARD. A bank that gets you a great rate but has less experience with VA is far better for you in the long run than a bank who knows the VA loan system inside and out but gives you a crappy rate.

(And in my experience, those who solicit specifically to the VA home loan program usually have worse rates than those who are competing on an open market. Caveat Emptor.)

Some people don’t realize that buying a house with a VA loan is the most expensive way to purchase a house. Since you don’t have to give 20% of the home value and most likely the loan will be for 30 years, you’ll pay 3 times the home value by the time you finish paying for that house. The right way to purchase a house is saving for 20% of home value, give it as a down payment and get locked in for a 15 year loan. Make sure you don’t have ANY ANY ANY DEBT and pay off that house in about 10 years.
