If structured properly, there would be no money out of pocket and you would not have to pay monthly mortgage insurance which other programs require. There is some bad stigmas that come up from time to time, many from uneducated realtors in my opinion, regarding apprasals and terminte inspections. There are myths, the appraisal these days does not take much longer that other appraisals and the termite inspection is really something most savy buyers get done regularly anyway. If is close to base, even better, because if you PCS, you can rent it and continue to pay for it. In my case was not a pain to apply for the loan, and I can not compare it with other ones because I did not even check other options. I just recomend to buy one as soon as you get to your new duty station. When a home is inspected to see if the loan company will except it, roof, termite, etc. On regular loans just the home gets inspected. But with VA loan backed. The lower interst rate is good, but the time and hoops you have to jump through are endless. Had to give away a previous property in order to finally get a loan. Had to pay off ALL debts to qualify, including contested debts. Bought my home in 2015. I paid for that and for an appraisal, even though I had the property appraisal in the summer of 2019. Before the appraisal could happen, the Loan company said that VA wouldn&#39;t close on a refi until April 5th, 2020. Ok, I can wait... However, the termite inspection expires after 30 days, I&#39;d have to have it done again and the Loan Co said to wait on the appraisal too. Do I get a refund of the money I paid for the appraisal? Oh yes, sure. <br />So, this all started Jan 2nd and 20 days later, I&#39;m no closer to finding out if I am qualified. :( I tried to call VA but the person I spoke with said that the Loan Co Dictates the progress. I&#39;m a little overwhelmed. Does all this sound normal to you? FYI when they come to look at the house they are supposed to check to make sure the house meets certain standards that may be different from your local code. We had just built a deck only a couple steps off the ground and were not required by code to have any railing. To get the loan approved, we had to put in hand rails on the steps for ADA reasons... made the deck look really weird and took extra time because we did not plan on that - but I get it they are looking out for disabled vets. Just wish the VA did more to look out for other disabilities vets really struggle with than climbing two steps, but thats for another post / rant lol. Be prepared to submit documents to the lender ASAP to prevent a delays and penalties. Interest rates tend to be lower, there is no required mortgage insurance and you can get the loan without the normal 20% down payment, even as little as $0 down. Once you have the loan I also believe that lenders are required to let you know when rates are 1 point below your current rate and allow you to do a low cost re-finance at the lower rate with the same remaining payments. We think it depends on who you get the loan with. The last 2 we have gotten from the Navy Federal Credit Union have been particularly painful, due to non returned phone calls, claims that they never received messages, and absence of loan officers with temps not knowing the full loan story. It is a pretty straight forward process, and in my humble opinion that is because the VA has nothing to do with it other than set regulations for lenders, and verify that individuals are eligible. The best piece of advice I can give you is, make sure that you work with a lender that specializes in VA loans. I went through 3 lenders before I bought my house because they didn&#39;t know how to qualify me, and they just kept pushing for a Conventional loan. Also, if you&#39;re a member of USAA, and you have decent credit, they literally specialize in providing veterans quality products and services for below market value. I&#39;m currently using the VAIRRL to refi my house. Good luck. I put $500. in Escrow for my house. I had to pay for a VA required inspection of the home. My realtor did everything else. I told her to have the owner pay any closing cost and they did. <br />After the inspection, The owner had to correct anything that was wrong and I also new what I was buying. Always! Always! cover your back and get a home owner warranty such as Choice, it&#39;s that extra little insurance that help in the event of appliance, plumbing, air or heat breaking down.
