I thought I was ready to buy a home but before I did anything, I wanted to chat w an expert to ensure I wasn't missing any costs. Last thing you want to do is put yourself in a tough spot due to needing more money than anticipated at closing. Or your mortgage payment plus taxes being higher than estimated. I actually called Veterans United a few times with questions and they were kind and helped me out and explained it all patiently to me. I appreciated that.

If you buy a home look into a Home Warranty Program. You will pay a fee each time you use it. For example we pay $60 per visit; its usually replace the item vice fix it. Plus- just learned this one. Get a HVAC yearly service inspection. Cost is around $120. A HVAC tech will service your AC system twice a year. Here is the take-a-way, if your system goes out and you have for example American Home Shield, they will pay for a complete HVAC system, est cost at 4k. So, BLUF look into a home warranty program and look at your bug ticket items, HVAC, septic, roof, and make sure you get them serviced and keep records. It could save you a few thousands.
