Recommendations for off post housing at fort Carson?

I just received orders to report to Fort Carson in 3 weeks. I am married so i will be living off post. I need a little help. Anyone have any recommendations for off post housing near the base in nice areas? This is my first duty assignment so I’m a bit lost.

Fort Carson area is a highly competitive real estate market. You need a realtor, even to find rentals. There is a,low supply and high demand. Listings in Zillow etc are gone before they make it to the web. People live from Fountain Co all the way up to Castle Rock.

The cost of,leaving is on the rise. Strongly advise you to consider living on post.

Serious question : are you prepared to drive in snow? Consider how far you Commute each day.

You need to look, eyes on what you are buying/renting. There is also an off limits list that has 20+ properties managed by Alma Patrick that soldiers are prohibited from living in.

Fountain is nice. Would stay away from the Black Forest and briargate area. Real expensive. There are some nice apartments near gate 2 and gate 3 area. I forget the name of one but it based on how much you make.

Academy Apts. literally right up the road from the main gate.

It's real nice, but I haven't been there since the 70's so I'm sure it has changed. On post housing at that time was fantastic
