They promise &quot;pre-approvals&quot; without even having any of your information and realtors know it&#39;s not a real pre-approval so they reject your offers. I found a lender who is part of a program called Homes for Heros, got a new realtor and closed on the next house we made an offer for. This was after putting in multiple offers on multiple houses with a realtor who didn&#39;t help us with anything. Check out the Homes for Heros program and look for a lender/realtor that is part of the program. You get great kick backs as a veteran. My agent, Mike Farris, has been good to us though I&#39;ve had to stay on him for updates. I did learn they are extremely busy at this time so I was understanding. I had no problems with getting pre approved for an amount well above the price I was looking for. They also connected me with one of their realtors in the area I was moving. The issue I have is my agent and realtor aren&#39;t communicating the best with each other and then there is the clear to close and closing department. The realtor keeps telling us everything is good and we should close on the house within a couple days but my agent tells a different picture. The house was supposed to close on July 13th and now we are looking at the week of 19-25. My wife is a Lutheran pastor and she is changing churches, so like a PCS move she is still a pastor but moving to another location. My agent said not to mention that because it would open up a mess. So the clear to close person wanted justification from her current church as to how she would commute 246 miles. They said she would work from home because of Covid. For some unknown reason that is not setting well with this person so we said we would provide the new contract but unfortunately it&#39;s a two part contract and she has only one part signed. Another delay was regarding a pest inspection that has us all confused because the original report mentioned a fungus and termites so the termites were treated but when asked about the fungus the inspector said there was none. So now we have everyone scratching their heads on whether their is an issue or not. To add to this the landlord of the house we were renting is selling it and has been working with us for a few months but we moved out at the end of June and have been staying in a guest house (thankfully we didn&#39;t go to a hotel). So again, I don&#39;t have a problem with Veterans United per say, it&#39;s just the delays that have kept us from closing and moving into our new home. Unfortunately, VA loans are somewhat like unicorns in the banking sector and your bank may not be familiar with them and the processing could be troublesome for the loan officer. I got my VA loan in 1988 through a local broker recommended by my realtor. A knowledgeable broker can be well worth the fee just for the simplicity. I never regretted it. <br /><br />Just make sure to shop it around which should be relatively easy these days. A home will likely be the biggest investment of your life, so step thoughtfully.
