I&#39;m just getting out. We have sold our family-owned apartment building and I&#39;d rather pay the capital gains taxes than be a landlord again. However, if I were younger, I&#39;d likely dive right back in. There is no way that you can save enough to retire and there is no safer investment than real estate (if you know what you&#39;re doing... but isn&#39;t that true of everything?) I am interested in accumulating income properties with the goal of replacing the income from my job. I watched my best friend go bankrupt by accumulating 11 properties in one year with 100% leverage. I don&#39;t have the capital to purchase a property outright at this point, and my friend&#39;s horror story and Dave Ramsey&#39;s lessons leave me very apprehensive about acquiring a property with heavy leverage.
