Funny you should ask. I'm just getting out. We have sold our family-owned apartment building and I'd rather pay the capital gains taxes than be a landlord again. However, if I were younger, I'd likely dive right back in. There is no way that you can save enough to retire and there is no safer investment than real estate (if you know what you're doing... but isn't that true of everything?)

Nothing has stopped me. I prefer investing through REITs though.

Andy, thanks for the post. I am interested in accumulating income properties with the goal of replacing the income from my job. I watched my best friend go bankrupt by accumulating 11 properties in one year with 100% leverage. I don't have the capital to purchase a property outright at this point, and my friend's horror story and Dave Ramsey's lessons leave me very apprehensive about acquiring a property with heavy leverage.

I have always thought I would need to deplete my savings in order to really get involved in Real Estate...are there some affordable ways to slowly get started to build up experience?
