If anything happens to either of you, the property defaults to the surviving owner. This applies to financial accounts also. The spouse may sign or not, depending on preference. You may not count your spouse&#39;s income unless they&#39;re included on the credit application. At the time of actual title transfer, you have the option to assign survivor&#39;s benefits, regardless of whether or not your spouse was on the loan.
