Andy, thanks for the post. I am interested in accumulating income properties with the goal of replacing the income from my job. I watched my best friend go bankrupt by accumulating 11 properties in one year with 100% leverage. I don't have the capital to purchase a property outright at this point, and my friend's horror story and Dave Ramsey's lessons leave me very apprehensive about acquiring a property with heavy leverage.

Going into properties 100% leverage is most likely a flip tactic. I blend both flips, rentals and developments. The ones I keep, I make sure we have 25% or more equity and cashflow 1.5 DSCR. As a rehabber, you can force appreciation and create positive cashflow fairly easy. Maj (Join to see) is a perfect case study. His story is impressive. He retired with over 18 cash flowing rentals.

LTC Kevin B. That is awesome. If you like passive investments are you looking at residential or commercial REITs. There is a rise in Reits and funds that focus on the SFR. Often time is more liquid and offers more diversity. However, the downside is you do not own to pass down to the next generation. Thanks for your comment.

LTC Kevin B. Interesting. I was thinking a Publicly Traded REIT.
That is true. Private REITs are definitely an option to be very active and create the generation transfer of assets and shares.

CSM David Hopkins Often times emergency planning and preparedness blends with real estate. Consider the recent hurricanes: Houston, Puerto Rico, Florida.

FEMA maintains a very active real estate arm.
Before, during, and post disaster
Veterans are a great asset in this industry.

To the point communities are best stabilized and rebuilt by veterans.

Team Rubicon is a perfect example of this.
