If you look deep enough into the plans of city/county governments you will find the current/future plans to eliminate the suburbs/single family homes to be replaced by medium/high density housing. The plan calls for people to work and shop where they live. If you won’t need a car because bus service will replace them. BE CAREFUL WHAT YOU WISH FOR…

I am not a fan of NZ but there are a few things in there that may be useful, like reconsidering zoning (not overturning it but finding compromise in some places) Encouring builders to make multifamily housing where appropriate.

Lt Col Charlie Brown - Yes Colonel that is exactly the plan - but not with a resonable approach as you suggest - it will be an all out assault on the berbs - The American Dream ... a single family house in the berbs with a white picket fence (I have not checked to see if that is raciest ... the WHITE fence) a swing on the porch and a small garden in the back --- DEAD DEAD DEAD. It will be Soviet style housing for everyone. The electric car is a ruse - thay fully intend that by 2050 you will not need a car at all. Government run busses will move you if you have to go more than walking distance. New Zealand is leading the way --- Dont forget they also confescated all the guns ... their leadership is suspect at best. Have a Happy New Year all the best in '24!

Interesting article. With in a 1/4 mile of my home we have Apartments, town houses condo / duplexes etc. a restaurant and a tennis club with swimming pool. The people living in the apartments, townhouses, and people going to the restaurant etc use the street in front of our house. Stop signs are a suggestion, the need for speed is obvious. etc. No grand kids don’t play In the front yard. In Augusta we get heavy rains resulting in some minor flooding. Water runoff is monitored number f buildings on your property is regulated and you are taxed based roof and driveway surface area to provide money for water control. Denser housing creates problems for rain water run off.
