Thinking of voting for Jill Stein or Gary Johnson? Here are their policy positions

Both sound preferable to either major party. Stein lost me on the moratorium on foreclosure and evictions. I am owner financing to home sales and I own to rental properties. Why must I bear the financial burden for someone else? If I run into hard times should private grocery stores give me free food. Should private electric companies give me free electricity? etc. etc. If Jill Stein wants people to occupy my property with no mortgage payment or rent on their part, she can make the payments.

SSG (Join to see) - I am selling properties on what are known as land contracts. Typically, people buy property through land contracts because they cannot qualify for conventional financing. The person put down 20% and makes monthly payments as if they were conventionally financed. But they make the payments to me instead of a lending institution. Both parties agreed to a 4% finance rate.
So far I have been very fortunate, no problems. But, in the contract should they fall 60 days behind, I can have the County Sheriff serve notice of intent to evict and a joint house inspection takes place with a previously agreed upon arbitration service monitoring the inspection.
If they have not brought the contract current in 30 days, they are evicted by the Sheriff and the arbitration service conducts a post eviction inspection. They are responsible for any damages between inspections, plus 20%. The house becomes mine to use or dispose of as I see fit. They get no reimbursement for their equity. Doesn't matter if there is only one payment left.
This contract is a one page document, in normal size print, with two separate, partial page addendums. I personally will not enter into a land contract unless the buyer certifies that they had it reviewed by an attorney. If the person fails to live up to their end of the agreement why should I provide them free board? It sounds hard, but I also have my obligations that I must live up to.

Maj John Bell - That doesn't sound like a very good deal or a wise decision for the person entering into the land contract. Sometimes life happens and people wind up in a bind, they would have more protections as a renter.

SSG (Join to see) - Because if evicted, they do not still owe me. The deal is done. Plus in both cases I was two points below what they had any chance of qualifying for, and tens of thousands higher credit line than what they had any hope of qualifying for. There were no closing costs, realtors fees, etc. I also like to believe I'm an ethical hard ass; I provide a 5 year Home owners warranty on labor and materials, appliance included.

Maj John Bell - If a bank will not qualify them for the loan, I think its likely that they have no business trying to get that much credit. People need to learn to live within their means, while saving money for their retirement and building an emergency fund in case things go south.

One thing that should be said about Johnson that the article missed is that he acknowledges he is running for President and not dictator snd knows his policies would need congresses support. He has my vote. Please do your research on him it is not a wasted vote.

I believe both 3rd party candidates understand that even if elected, they will be forced to compromise in order to get the business of government accomplished.
