Man property prices are gonna skyrocket because of this. Once Yongsan closes and they turn it into a park it's gonna get even worse.

Yongsan is being rehabilitated; Itaewon is going from brothels to residential and; Yongsan is turning into a park. When such major cities change takes place, the value of property spikes monumentally, which pinches the pocket of potential buyers quite a bit. The challenge will be to make portions of property affordable to the general public; middle working class. It should be mix.

For example; in Gurgaon, in India, there are pockets of premium class flats, semi-premium and affordable, along with single family homes and luxury class. There are golf courses of two types; luxury that costs premium and affordable that is a weekend attraction for middle-class earners. Golf Course Road is a premium stretch, which has commercial lining both sides of the main drag and an elevated metro link running down the center of the main drag. The highrises are of three kinds; affordable, expensive and middle-class. There are pockets of residential and commercial zones; expensive and affordable. You can choose to live here, where the circle rates are 15,500 rupees per square foot of space or move further away and own property with circle rates of 3,000 - 10,000 rupees per square foot.

It is about change and change is good... That part of the city was basically a port city hub hub if you will, for every Soldier in that country. Many Soldier enjoyed and more hated the conditions, but be it as it may, the ones whom enjoyed were the ones that got out in Seoul - not just into Yongsan!
As usual, the Americans give back a used military property and the governments want to do something better... In this case, how they go about it is old school thuggish means!
