LTC Eugene Chu It's advisable to have a "HOME INSPECTOR" come in prior to you get too far into the process... it's worth the $$$.

Very good advice. Every home I have ever bought has had problems except a brand new one. Home inspectors are next to worthless . My son flipped a house in Nashville TN. The home inspector went through the house. The gas hot water heater needed replacement. This was known before the inspection. My son had a new gas water heater installed. The vent pipe for the old and new heater went through an old chimney. The gas company would not turn on the gas because you can not vent through a chimney because of thermal inversions you can actual suck carbon monoxide into the house. How did a home inspector miss this? So my son had to get an electric heater to replace the NEW GAS HEATER HE HAD PUT IN.

The real estate agent on my last home purchase was the third one I used as the previous 2 didnt like the limitation I put on the contract with them as I did not want to see any homes they would be representing, as that is playing both sides to the middle. The real estate agent I settled on was very good. When we were going under contract she made sure it was contingent on passing inspection. I then ask her that if she was selling this house what home inspector would she dread going thru. She knew exactly what I wanted. The home inspector I got spent 5 hours going thru the house. The report I got was 87 pages with photographs of all major issues and a few minor ones. It was the 5th house I had purchased and this was the most complete inspection report. He even added his opinion on when I might have to replace something in the future. And he was pretty close on his opinions. Starts with being knowledgeable and finding a good agent.
