While my current home is financed with a VA loan, the first home I purchased was through an FHA loan. I don't know about now, but at the time no lenders would touch me with my 610 credit rating for a VA loan. Most wanted a 640 or higher and in our situation, we couldn't wait on improving the score at the time. I had no problem getting the FHA loan with that score, however.

Credit isn't an issue anymore, but now I assist veterans for a living. As I have my veterans come to me now, I first tell them to see if their current bank will do a VA loan and if not, I provide a list of local lenders who will. If they are in the same situation I was in back then and they don't qualify once they have tried, I normally direct them to the USDA direct home loan program first, because every city/village in our county qualifies as rural and they have great rates. I haven't had any complaints so far.

SFC Andrew Miller Yep, unfortunately most lenders do require 640, however there are lenders out there that will go less than that like my company...we'll go down to 560 for VA and FHA

The loan provider did not process VA loans. They said they took too long and required too much paperwork. I walked away from the lender.

LTC John Shaw Any vet that comes into my office, will get a VA loan and in Texas we have the Texas VET loan which is a little better that a VA loan.
