Biggest pain for me is the waiting period for the VA appraiser! That's why your close takes 45 days compared to a normal close of 30 days!

Totally worth it because you don't have to pay a lot of the normal fees for one thing

I've used and reused my VA eligibility for 3 or 4 homes I've purchased over the past 30 years or so. No down payment made getting into a home much easier. I've also bought and sold homes using conventional financing. There was nothing easier or harder about a VA loan.

as a single guy, I can't afford the "family suburbia" home. I really wish the VA home loan would allow me to to get a manufactured home, which is in my price range.

We have, and yes it is a pain due to the several questions that are asked, but this is usually done by all loaners. We think it depends on who you get the loan with. The last 2 we have gotten from the Navy Federal Credit Union have been particularly painful, due to non returned phone calls, claims that they never received messages, and absence of loan officers with temps not knowing the full loan story. It is one of the lowest, if not the lowest rates of mortgage.

I have used VA for home purchases for 3 homes. Even refinance twice. Always been a great experience. It is extremely important that work with qualified and experienced VA qualified loan officer. They will do the important work for you.
