Hello. I live in Texas, 79109, I already have a open home refinancing loan. Can this loan be transferred to a VA refinance loan?

It was a pain for us! Took almost 10 months! Comparing the other rates out there though, it was worth it. I'm sure it was just because we have abysmal luck that ours was a horrible experience.

Yes, I did in 1991, paid it off in 1996. Was living in Putnam Co. WV

I have and there is more paperwork than not using the VA, but in my opinion the benefits out way this issue. Interest rates tend to be lower, there is no required mortgage insurance and you can get the loan without the normal 20% down payment, even as little as $0 down. Once you have the loan I also believe that lenders are required to let you know when rates are 1 point below your current rate and allow you to do a low cost re-finance at the lower rate with the same remaining payments. I've done this twice.

It’s only as painful as your loan Officer is inexperienced. I’m not soliciting here, I’m a loan Officer that specializes in VA loans. As a broker I’m not tied to just one lender. Find a guy/gal in your local area that specializes and is a broker and has a great reputation online.

I have financed a number of homes since 1975 utilizing VA loans. My current lender is Veterans United, Columbia, MO 65203 | [login to see] . They were great to work with from the very beginning and got me a great rate at the time; 4.25%. And, they took the initiative when rates dropped app 1 year after I moved in, offered me a lower rate of 3.75%. No out of pocket money, no closing costs, nothing! I know there are many lenders out there but these folks are fantastic to work with.
