No. It was easy. YOU JUST NEED TO PAY ATTENTION TO WHAT THE BANK AND REAL ESTATE PEOPLE SAY! Read all the paperwork and just look before you leap.

Besides being treated like a complete asshole by the lender the savings is worth the humiliating letter I had to write and sign explaining that; "I understand that this is a loan & that I do have to pay it back." Expect to be treated like a complete moron no matter what degrees you have over the idiot asking for this stuff.

There is no pain, it is simple. All Realtors understand the process. The advantage is saving a lot of money. Also, look for va centered loans.

- Twice
- not a pain
- worth it unless you feel compelled to put down the down payment.
Get your statement of eligibility through the eBenefits dashboard. Find a lender and work with them. VA is really only underwriting the loan. You pay the lender the mortgage.

I recently purchased my first house with a VA loan ( just a guarantee not the VA issuing the loan, some people, even some Realtors, don't know that). It is a pretty straight forward process, and in my humble opinion that is because the VA has nothing to do with it other than set regulations for lenders, and verify that individuals are eligible. The best piece of advice I can give you is, make sure that you work with a lender that specializes in VA loans. I went through 3 lenders before I bought my house because they didn't know how to qualify me, and they just kept pushing for a Conventional loan. Also, if you're a member of USAA, and you have decent credit, they literally specialize in providing veterans quality products and services for below market value. I'm currently using the VAIRRL to refi my house. Good luck.

I have a VA loan now for over 3 years. In my neck of the woods, mobile homes outnumber "regular" homes. 4 years ago when I was shopping for a home, I came across many mobile homes that fit my needs and that I wanted more than the home that I bought. I bought and had to settle for a home 4 or 5 down on my list because it was a "regular" home. The VA would not let me qualify for a mobile home. I believe this is the worst thing about going VA.
