With retirement hopefully coming up in just over two and half years, it's looking more and more that most if not ALL of my retirement will have to be put towards mortgage and utilities. Especially since I plan on using my VA loan and putting basically nothing for a down payment and just paying closing costs, etc. How do you retirees do it with the current "sellers market" happening recently? Is that basically what you use your pension for? Mortgage and utilities?

First, Go To A More Rural Area Home Prices Tend To Be Lower, Second Negotiate With The Seller To Pay The Closing Cost, I Did And Payed Nothing Down On A Hundred and Fifty Thousand Dollar Home.

SPC James Neidig I absolutely have been to Crab Shack out on Tybee Island numerous times. I love it so much. My brother live in Guyton and one of my good friends lives in Richmond Hill. We are looking into retiring in either Rincon, Guyton, or Richmond Hill. Statesboro gives you a lot of noise for the money, but very Liberal as it's a college town. Not that big of a deal, just more of a Liberatarian myself, and cannot stand people with an extreme political mindset.

SFC (Join to see) Richmond Hill Has Nice Homes But Tend To Be Expensive, We Looked at A House There Asking Price Was Close To 3 Hundred Thousand,House’s in Pooler Were In The 130s-140s for Pretty Much The Same Size House, I Don’t Know Much About Guyton? But Statesboro is Full Of Liberal’s and College Kids Who Think They Are Better Then Everyone Else , My Son Told Me There is Some Place’s There Still Have Mask Mandate’s.

SPC James Neidig - Guyton is very nice and more rural with great schools as it's in South Effingham County. Will probably end up settling on either Guyton or Rincon. But only time will tell. If the housing market get's better, maybe Richmond Hill. But Guyton has even better schools than Richmond Hill believe it or not.

SFC, It's all about knowing your budget and shopping for a home within it. The great news is that even with rates higher right now, the VA loan program has a built in refinance (an IRRRL) which will allow you to refinance later on with little no closing costs and VERY minimal documentation.
