Some people said it's Sir/Ma'am but some also say that it's Mr and Ms/Mrs

Is there a problem with understanding why you have to address a Warrant Officer a certain way? Did everyone forgot our Military Courtesy, Honors, and Ceremonies? You need to speed up on your readings my friend.

Sir, Ma'am or Warrant Officer. It's no different than addressing any other officer.

I liked being called Chief by my superiors. Mr by those below me in rank.

In the U S Navy a Warrant is addressed as MR or MS being junior officers, O4 & below are also addressed as such. Never do you address them as Chief, the ONLY Chiefs are in the pay grade E7! Not to take away from a Senior Chief or Master Chief, E8 & E9 respectively.

Having been a CWO before the Air Force did away with that rank, I was addressed and addressed other WOs as "Mister". To be honest, I don't know why the WO ranks were called "Mister"as that was the proper salutation when I enlisted in the AF. Regardless, you can't go wrong by always using "Sir", and now in today's service "Ma'am".
