How is a VA loan different than a conventional loan? Does a down payment have any impact? Can you use it for a short sale?

There are so many local financing options available any more that VA loans aren't as important as they once were. VA financing can be more expensive both initially and long-term than some other local options depending on the area of the country, the state, or even the city where you want to buy. Don't assume a VA loan is the best for you simply because we're veterans, but find a local REALTOR who can introduce you to a group of local lenders that specialize in exactly what you need. I am a REALTOR in Arkansas, and can't help much outside my local area, but I can assure you that your local real estate agents are kept abreast of just about every change in financing options available.
