How is housing at Fort Irwin? Is it as expensive as the website makes it out to be?

$1272 for Coyote Springs 2 BR 1 BA. Considering BAH is $1080, isn’t it supposed to cover housing? Or am I missing something?
Also for moving in, do I have to pay up front?

PVT(P) Aaron M. M. Bryant it says next to each list price "or E1-E6 BAH". It's privatized Army housing. They get your BAH. That's how it works.
They list a dollar amount because under the cascade plan, the private leased partner may offer vacant quarters to a scrolling list of eligible civilians. They take your BAH.

SPC Bryant- you will loose your BAH as LTC Mackay has stated. I think the confusion could be that Irwin allows civilians to live in post housing. Bottom line is you want to live on post.

SSgt Joseph Baptist - here to testify in violent agreement....that 80 mile round trip sucks. I can't tell you how many times I "woke up" in my apartment complex parking lot not remembering the last 20-30 minutes. I started out in the BOQ on post, then moved to the trailer park (before big Army shut it down), then got married and lived in Barstow in a walled Apartment Complex on the South Western edge damn near in Linwood. That ride sucked. My wife drove the other way to Victorville everyday for work and school.

LTC (Join to see) - yes, if I were a Dyncorp, ITT, Vectrus, Johnson Controls, or whoever has the contract this week, I would want to live there too. Only down side is if you don't have PX/Commissary privileges, that would blow.

1. BAH is the average- and what the Military will cover. 2. If you find something under, the remainder is yours, if it is over, the cost is yours. You want housing that BAH will cover then live in quarters. 3. When you pay is in the hands of the owner- normally it's the 1st and last month rents + security deposit.
