I've been owning a home in GA now for just over a year. Currently owe on it just over $190k at 3.25 APR under VA rate

I have that rate on my fixed VA loan for a $206,000 loan. Without money down and no PMI you probably are not going to get any better of a rate!

I just closed at 3.75 in Georgia and like the rest I was charged zero points and no PMI.
