You're right, sir. Utilization is key! Credit bureaus tend to like anything under 30% but I try to keep mine under 10% with a high available balance.

I and my wife pay off all balance down to zero. We have no outstanding loans and the house in paid off. Yes we have a high score but not a prefect 800. The reason given...my water bill is late because it generally arrives the day after it is do. When that happens, my wife becomes a force of nature and storms the billing office. Point is you have to stay on top of your finances and all bills to get a high credit score.
