You do not have to have 12 months of active duty time to qualify. You have to have a job before you can apply for a VA mortgage and be on the job for at least a year. Every veterans qualify for the VA home program unless you loses your VA benifits.

Unfortunately if you do not have more than 12 months left before you ETS, then you likely will not qualify for a VA Home Loan. It is possible to have a signed contract for a new job once you ETS if you do not have 12 months time left in service. This guidance is strictly for active service members. Veterans not on active duty or are reserve/NG work differently regarding employment.

I also used USAA - although they immediately sold my mortgage (and then I refinanced). USAA is great for helping with the VA loan process.
